BULK TITLE CONSOLIDATION
Service coverage;
- Secure computation of real property taxes, transfer taxes, Capital Gains Tax (CGT) and Documentary Stamp Tax (DST) (if unpaid or with deficiency) and consolidation fees from government offices. This will be submitted to Property Owner for clearance and issuance of check payments.
- Secure certified copies of titles and latest tax declaration of lot and improvement (or certificate of no improvement, in the event that the property is a vacant lot), necessary for the issuance of a Certificate Authorizing Registration.
- Pay the real property taxes, association dues, transfer taxes, CGT & DST, if applicable.
- Secure clearances/certificate of payments and management certificates for condominium properties required in the consolidation process.
- Secure/Cause the validation of Certificate Authorizing Registration from the Revenue District Office concerned
- Secure new certificate/s of title and tax declaration/s in the name of the Property Owner. The acknowledgement of the Property Owner of the new titles, tax declarations and related documents/receipts shall signify the completion of the task of consolidating of titles in favor of the Property Owner.
OWNERSHIP ENFORCEMENT – WRIT OF POSSESSION
Service requirements;
- Preparation of petition. The Property Owner to furnish necessary documents (Annex A)
- Filing of petitions for issuance of WOP with appropriate Clerk of Courts Court appearance/s in line with the petition for issuance of writ
- Follow up petition until the issuance of the WOP
- Coordinate with the Sheriff’s Office in the implementation of the WOP. Property Owner shall conduct the negotiation to determine the amount of Sheriff’s fee.
- After implementation, turn over the possession of property to Property Owner for appropriate measure to retain possession and preserve the property.
- The acknowledgement by Property Owner of the proper turnover of possession and the submission of relevant documents on the petition including:
- Turn-Over Receipts from the Sheriff’s Office shall signify the completion of the service provider’s assignment.
- Monthly status report shall be submitted by the service provider to the Property Owner for monitoring purposes.
